When the mechanical and controls consultants prepare complete engineering specifications and drawings, the job of the installation contractor is straightforward. Equipment and sensors are installed as per the drawings and the BAS is programmed according to specifications. However in reality, this is sometimes not the case. The building automation and controls industry is full of examples where equipment was installed without any drawings and specifications or for contractors to improvise the installation and wiring in order to meet tough deadlines and/or extremely tight budgets.
Signs of an underperforming building automation system include:
High occupant comfort complaints
Hot/cold spots throughout the building
Alarm data not present in the system
Trending data not readily available to the owner
Missing graphical data of all system components
Higher energy consumption
